I just wanted to thank you and your team of Evelyn Marks and Jeff Slome (intern agent) who assisted in the sale of our property.

Jeff called us on 18 January 2017 and fully explained the service that ChernoDavis offered with regard to the marketing and sale of our property. This included:

- A proposed marketing plan
- Explanation of the non-exclusive mandate as well as assistance in the completion thereof.
- A discussion regarding the financial consequences, in particular, commission payable and the possibility of Capital Gains Tax in the event of the net gain being in excess of R2 million.

During the course of the mandate we were continuously kept advised of the progress including updates on the market which was fast moving into a "buyers market". We were presented with a very detailed letter setting out the statistics and pros / cons of selling at a lower price than originally envisaged or not selling at all in the short term.

When a suitable buyer was sourced Jeff, accompanied by Evelyn, presented us with an Agreement of Sale and fully discussed and explained to us the various material clauses and conditions of the offer. The gross price offered and the price net of commission plus VAT were negotiated and agreed. We added conditions of our own and these were properly communicated to the purchaser who accepted same. The Agreement of Sale included an "Immovable Property Condition" document which was completed by us and signed by the purchaser in acknowledgement of the condition of the property being purchased.

Subsequent to the agreement being finalised, Jeff has kept in regular contact with us regarding the key dates and the obligations to be met by both the Purchaser and ourselves as sellers, during the conveyancing process.
